Oct.
1, 2007 -- The historic Hawley Rd. fire station
has been sold to Surgical Operating Systems LLC, a medical
technology firm, according to Ald. Michael Murphy.
The
building is at 407 N. Hawley Rd.
The
purchase price is $300,000, and Surgical Operating Systems,
owned by William Annesley, will invest another $530,000
to improve the property, Murphy said.
The
deal will put the property on the tax rolls, Murphy said.
The
Common Council in June 2006 declared the property to be
surplus, but marketing of the site was delayed because
the soil was contaminated and needed remediation. Eventually,
some 432 tons of petroleum-affected soil were removed
from the site, according to city documents.
The 4,792-square-foot
building was constructed in 1927-28. It was one of five
“bungalow” style fire stations in the city.
It operated as a fire house until 2000 and was used
as office space and for storage after that.

The city is seeking proposals for new uses for the old
Hawley Road fire station, 407 N. Hawley Rd.
The
asking price for the historic structure is $350,000.
"Since
renovation costs vary greatly for acceptable uses, proposals
will be evaluated in combination of price and total investment,"
according to the city's request for proposals.
The
4,792-square-foot building was constructed in 1927-28.
It was one of five “bungalow” style fire stations
in the city. It operated as a fire house until 2000 and
was used as office space and for storage after that.

Hawley Rd. fire station
The
city has several goals for the redevelopment of the property,
including:
•
Renovation of the existing structure.
• Office, R&D or retail use that positively.
contributes to the Bluemound Business District.
• Minimal adverse impacts on the surrounding residential
neighborhood.
• Expansion of the city’s tax base.
• Creation and/or retention of jobs.
• Adherence to design standards.
• Financially viability.
• Timely redevelopment.
• Incorporation of at least one sustainable or “green”
element (such as increased energy efficiency or stormwater
management)
• Use of Emerging Business Enterprise-- or EBE --contractors.
The
property may not be used for automobile-related purposes,
such as a garage or car wash. Also prohibited is any use
that generates significant traffic or parking needs, any
tax-exempt organization or convenience or liquor store,
cigararette shop, gunshop, quick-loan business or pawn
shop.

deadline for proposals is Sept. 14

June
21, 2006 -- The Common Council voted Tuesday
to declare as surplus property the former fire station
at 407 N. Hawley Rd.
The
city will solicit proposals for the site. No automobile-related
businesses need apply.
Other
prohibited uses, according to the redevelopment criteria
established by the city include:

Use that generates significant traffic and parking needs
· Parking as a sole use
· Tax exempt use including a church or social service
facility
· Convenience or liquor store, cigarette or cigar
shop, gun shop, payday or auto-title loan store or pawn
shop
· Tavern unless majority of the building is devoted
to food service
The
Common Council granted the fire station historic building
designation in 2001. The building, erected between 1926
and 1928 was cited in part for its exemplification of
the development of the cultural, economic, social or historic
heritage of the the city;
its embodiment of distinguishing architectural characteristics;
and its unique location as a singular physical characteristic
which represents an established and familiar visual feature
of a neighborhood, community or the
the city.

5, 2006 -- The city may seek a buyer to redevelop
the Hawley Rd. fire station that closed a few years ago
"A
six- to eight-week marketing period is anticipated,"
according to redevelopment criteria proposed for the site.

The Hawley Rd. fire station
Ald.
Michael Murphy is has introduced legislation to declare
the fire station, 407 N. Hawley Rd. as surplus property
so it can be sold.
The
city would prefer that the existing building be used for
retail, office or research and development that has positive
impacts on the surrounding neighborhood, according to
city documents.
The
city is proposing to prohibit:

Automotive-related uses (repair garage or body shop,
automobile sales, car wash, etc.);
-
Use that generates significant traffic and parking needs;
- Parking
as a sole use;
-
Tax exempt use including a church or social service
facility;
-
A convenience or liquor store, cigarette or cigar shop,
gun shop, payday or auto-title loan store or pawn shop;
-
A tavern, unless the majority of the building is devoted
to food service.
The proposal
is expected to be discussed Wednesday by the Common Council's
Public Works Committee. It likely will be referred to
the Zoning, Neighborhoods and Development Committee for
further consideration.
